The month in numbers

Oakville recorded 162 home sales in September 2026, with an average sale price of $1,365,169 and a median of $1,211,500. Sales fell 20.2% from August and 17.3% from September 2025. The average price rose 3.1% month over month but was 2.5% lower year over year. New listings totalled 699, up 66.0% from August and down 18.1% year over year. Month-end active listings reached 1,073, up 12.1% month over month and down 19.4% year over year. Sold listings averaged 32 days on market, seven fewer than August and five fewer than September 2025; property days, including qualifying relistings, averaged 56. The average sale-to-list price ratio was 96%. Average-price changes reflect the mix of homes sold and do not measure the change in every home's value.

September brought 699 new listings against 162 sales, approximately 4.3 new listings for every sale. Buyers had 1,073 active listings to consider at month end. TRREB's sales-to-new-listings trend was 36.5% and its inventory trend was 4.9 months; both use 12-month moving averages, rather than September's figures alone. Together, the selection and low sales-to-new-listings trend suggest conditions favourable to buyers overall, although individual neighbourhoods and property types can differ. In its GTA-wide analysis, TRREB described buyers as being in a holding pattern amid uncertainty about employment, inflation and borrowing costs. GTA sales were down 9.0% year over year, and the GTA average price was down 5.1%. Oakville's 3.1% monthly increase in average price should therefore not be treated as proof of a broad market recovery.

Detached homes accounted for 85 sales, or 52.5% of Oakville's total, at an average of $1,740,421. Attached/row townhouses recorded 27 sales averaging $1,167,320; condo apartments recorded 29 averaging $699,379. Semi-detached homes had six sales averaging $1,050,750, and condo townhouses had 13 averaging $1,009,115. The five categories shown total 160 sales; two link-home sales averaging $999,500 account for the remaining transactions. Small samples, particularly the six semi-detached sales, can produce volatile averages. Oakville's composite HPI benchmark was $1,128,800, down 3.03% year over year. The benchmark tracks a typical home and is distinct from the average price of the homes that sold.

Base your decision on the home's suitability and your financial readiness, rather than assuming either an imminent rebound or further price declines.

The average price rose from August, but sales were lower and the composite HPI benchmark remained 3.03% below a year earlier, so the monthly average alone does not justify a higher valuation for your home. Allow a realistic selling timeline: average listing days were 32 and property days including qualifying relistings were 56. Track showing activity and feedback, and review your positioning promptly if the response is weak.
