There were 424 new listings and 1,044 active listings at month end. November recorded approximately 1.9 new listings for every sale, with 1,044 homes available at month end. TRREB's sales-to-new-listings trend was 30.8% and its inventory trend was 5.5 months. Both measures use 12-month moving averages, so the 5.5-month trend should not be interpreted as active listings divided by November sales alone. Taken together, the available selection and low sales-to-new-listings trend suggest conditions favourable to buyers overall. Local competition can still differ substantially by property type and price range. Compared with November 2024, sales rose 4.7%, the average sale price fell 10.8%, and active listings rose 19.3%. Average listing days increased by seven days. Average prices reflect the mix of sales rather than changes in the value of a constant property.

Detached homes accounted for 118 sales, approximately 52.7% of Oakville's total, with an average sale price of $1,887,713. Attached/row townhouses recorded 48 sales at $1,053,657, condo apartments 37 at $577,550, and condo townhouses 16 at $701,331. Semi-detached homes recorded four sales at $1,036,000. These five categories account for 223 of the 224 total transactions; one sale is outside the five categories shown. Average prices reflect the mix of properties sold rather than a constant-property price index. The four semi-detached sales are a small sample and should be interpreted cautiously.

November's inventory offers meaningful choice overall, but well-priced homes can still draw competing buyers. The average 95% sale-to-list price ratio is not a guaranteed discount on any individual listing and is not necessarily measured against its original asking price. Assess value, condition and competing alternatives before setting your offer terms.

For sellers

Use recent comparable sales and current competing listings to set a realistic asking price. The average 38 listing days and 65 property days suggest planning for a selling process that may take time, particularly if a property is relisted. Prepare the home carefully and monitor showing activity and feedback. The town-wide average price is useful context but does not replace a valuation based on your own property's location, features and competing homes.

TRREB — Toronto Regional Real Estate Board. The regional real estate board that publishes the market statistics presented on this website.

Avg. / Ave. — Average. A summary measure calculated from the observations included in the reported period.

SP/LP — Sale Price-to-List Price Ratio. The ratio of average selling price to average listing price for firm sales, expressed as a percentage; it is not necessarily based on the original asking price and does not show the share of homes sold above asking.
