Both use 12-month moving averages; the 5.3-month trend is not calculated from September sales alone. The available selection and low sales-to-new-listings trend suggest conditions favourable to buyers overall. Individual neighbourhoods and price segments may behave differently. Compared with September 2024, sales rose 5.9%, the average sale price fell 11.7%, and active listings rose 23.7%. Average listing days increased by eight days. Average prices reflect the mix of sales rather than changes in the value of a constant property.

Condo apartments recorded 35 sales at $685,829, attached/row townhouses 33 at $1,093,652, condo townhouses 17 at $920,646, and semi-detached homes eight at $1,169,750. These five categories account for 194 of the 196 total sales; the remaining two transactions are outside the five categories shown.
