There were 489 new listings and 438 active listings at month end. Both measures use 12-month moving averages; the 46.9% trend is not February sales divided by February new listings, and the inventory trend is not calculated using February sales alone. The sales-to-new-listings trend suggests broadly balanced conditions, while competition can vary by neighbourhood and price range. February's 26 average listing days and 99% average sale-to-list price ratio indicate that sold homes transacted close to asking price on average. Compared with January 2024, sales rose 42.7%, the average sale price rose 8.5%, new listings rose 66.9%, and active listings rose 19.7%. Average listing days decreased by fourteen days. Average prices reflect the mix of sales rather than changes in the value of a constant property. February 2023 comparison data has not yet been added, so no year-over-year trend is inferred for February.

Condo apartments recorded 41 sales at $658,515, attached/row townhouses 34 at $1,214,446, condo townhouses 21 at $774,305, and semi-detached homes seven at $1,226,857. TRREB — Toronto Regional Real Estate Board. The regional real estate board that publishes the market statistics presented on this website.

Avg. / Ave. — Average. A summary measure calculated from the observations included in the reported period.

SP/LP — Sale Price-to-List Price Ratio. The ratio of average selling price to average listing price for firm sales, expressed as a percentage; it is not necessarily based on the original asking price and does not show the share of homes sold above asking.

LDOM — Listing Days on Market. The average number of days sold listings were on the market.

PDOM — Property Days on Market. The average number of days a property was on the market before selling, including repeat listings by the same seller and brokerage during the original listing contract period.
