Sold listings spent an average of 39 days on the market; property days on market, which account for qualifying relistings, averaged 65 days. Compared with July's 248 sales, activity declined 18.1%, while the average sale price was 6.2% lower. Changes in the average price reflect the mix of homes sold and do not mean every home's value changed by the same amount.

New listings outnumbered sales by more than two to one in August. The 957 active listings provided buyers with choice, although month-end inventory was lower than July's 1,105 listings. TRREB's sales-to-new-listings trend was 36.1%, and its inventory trend was 4.9 months. Both figures use 12-month moving averages; 4.9 months is not a calculation based on August sales alone. These indicators suggest relatively favourable conditions for buyers overall, but competition can differ substantially by neighbourhood, price range and property type.

Detached homes led activity with 103 sales, approximately 50.7% of Oakville's total, and an average sale price of $1,787,896. Attached/row townhouses and condo apartments followed with 37 and 35 sales respectively. Attached/row townhouses averaged $1,052,614, while condo apartments averaged $705,448. Semi-detached homes recorded nine sales at an average of $960,389, and condo townhouses recorded 17 sales at $602,353. These five categories account for 201 of the 203 sales; the remaining two transactions fall in other categories. Average prices reflect the homes that sold, and small samples, especially the nine semi-detached sales, can fluctuate significantly.

August's available inventory gives buyers room to compare homes and assess value carefully. Review recent sales for the same property type and neighbourhood rather than relying on the town-wide average. The overall sale-to-list ratio was 95%, but that average does not guarantee a particular discount or tell you how many homes sold above asking. A well-priced home with the right features may still attract competition.
For sellers
Pricing should reflect current comparable sales and competing listings. With 39 average listing days on market and 65 property days when qualifying relistings are considered, it is useful to plan for a longer selling process rather than assuming a quick sale. Prepare the home carefully, monitor showing feedback and review the price if the response is weak. The reported 95% sale-to-list ratio is measured against the relevant listing price, not necessarily the original asking price.
