Supply indicators

38.6% · Sales-to-new-listings trend

3.6 months · Inventory trend

TRREB trend measures use 12-month moving averages.

November brought approximately 2.1 new listings for every sale, with 875 homes available at month end. TRREB reported a 38.6% sales-to-new-listings trend and a 3.6-month inventory trend. Both measures use 12-month moving averages; the 38.6% trend is not November sales divided by November new listings, and the inventory trend is not calculated using November sales alone. The low sales-to-new-listings trend suggests conditions favourable to buyers overall, although competition can vary by neighbourhood and price range. November 2023 comparison data has not yet been added, so no year-over-year trend is inferred for November.

Detached homes accounted for 111 sales, approximately 51.9% of Oakville's total, at an average price of $2,133,109. Attached/row townhouses recorded 40 sales at $1,130,963, condo apartments 35 at $749,103, condo townhouses 14 at $705,946, and semi-detached homes 10 at $1,071,779. These five categories account for 210 of the 214 total sales; the remaining four transactions are outside the five categories shown. Average prices reflect the mix of homes sold rather than price changes for a constant property. Small samples, particularly the 10 semi-detached sales, can lead to substantial fluctuations between months.

04 / What this means for you

Turning market data into a plan

For buyers

Compare suitable homes and recent comparable sales within your target neighbourhood and property type. November's 875 active listings provide options overall, while well-positioned homes may still attract competition. The 97% sale-to-list price ratio describes average prices for sold homes, not a guaranteed discount on an individual listing or necessarily its original asking price. Evaluate condition, costs and competing alternatives before deciding on offer terms.

For sellers

Use recent comparable sales and current competing listings for the same home type to set your asking price. With 448 new listings entering the market and 875 active listings at month end, preparation and pricing deserve careful attention. The average 31 listing days and 51 property days support allowing a realistic selling timeline and monitoring showing activity and feedback. The town-wide average price provides context but does not replace a property-specific valuation.
